Not all the time, but over time, your home can shift and or settle, creating this dips or humps in your flooring. Sometimes there needs to be additional support installed in the crawl space, or sometimes it is moisture related. It is always best to get a professional out to take a look at what is going on to get a good solution prepared.
2. I do not have any plastic on the ground in my crawl space, is this something that I need?
Yes, this plastic, vapor barrier, is needed to limit and slow the amount of natural moisture coming from the soil and up into the wood members, insulation, and or ductwork in the crawl space. This is now code on all new construction and should be installed in every crawl space. It can also be difficult to sell a home with this being done as well.
3. There is a musty smell in my home, could it be from my crawl space?
Most of the time, this type of smell originates from the crawl space. It can be from too much humidity getting trapped in there, leading to fungal growth, insulation falling, sweating ductwork, wood rot, and possibly wood floor issues as the moisture comes through the sub floor. There can also be water intrusion from outside and standing or running through the crawl space which can lead to moisture issues, structural issues and or foundation issue.
4. I have notices cracks in my drywall in areas of my home, is this something that I should be concerned about?
Yes. While some cracking can be normal settling, or just drywall tape coming undone, it is always best to have a professional come out and take a look at where the cracks are, and if it is a structural issue or not. MNS Construction will let you know they type of cracks they are, why they are there, and what we can do to help stop this issue, or let you know if it simply a dry wall issue.
5. Why do people seal a crawl space?
Homeowners will decide to seal a crawl space for many reasons. The main reason is to control the environment, and not allow the humidity level to get too high. This can lead to fungal growth, the musty smell, wood rot and other components in the crawl space failing prematurely. All of these can lead to more costly repairs but sealing it in some way does help the value of your home and ensure a healthier home as most of the air you breath, comes from your crawl space. This is achieved but installing a proper vapor barrier, sealing the vents, and installing a commercial grade dehumidifier to control the air and humidity.
